SK Investment Group and Weaver Capital Partners Acquire Rivergate I & II in North Charleston, South Carolina

SK Investment Group, a division of Atlanta-based SK Commercial Realty, and Charleston-based Weaver Capital Partners have acquired Rivergate I & II, a two-building office portfolio in North Charleston, South Carolina, for $21 million.

Rivergate I & II consists of 116,409 square feet across two office buildings located at 4975 and 4995 Lacross Road in North Charleston. The properties, which were 93% occupied at closing, are strategically located adjacent to the site of Roper St. Francis Healthcare's new $1.2 billion hospital campus, currently under construction and expected to open in 2029. The new hospital will include a Level II Trauma Center and represents one of the most significant healthcare investments in the Charleston region.

"The acquisition of Rivergate I & II represents a unique opportunity to acquire well-located assets at the doorstep of a major new healthcare campus," said Chris Moffett, President of SK Investment Group. "The properties provide us with a strong existing tenant base while also giving us the opportunity to strategically reposition the buildings over time to serve the growing medical and healthcare demand we expect to be generated by the new Roper St. Francis campus."

SKIG also recently acquired an industrial property in Acworth, GA.

"We are excited to partner with SK Investment Group on an investment that combines strong existing fundamentals with a compelling long-term opportunity," said Jay Weaver of Weaver Capital Partners. "North Charleston continues to benefit from significant investment and growth, and we believe Rivergate's location adjacent to the new Roper St. Francis campus positions the properties exceptionally well for the future."

SK Investment Group and Weaver Capital Partners plan to maintain and enhance the properties' existing tenant base while positioning the buildings to capitalize on increased demand from physicians, medical practices and other healthcare-related users as the Roper St. Francis campus approaches completion.

The acquisition represents SK Investment Group's second transaction in 2026. Earlier this year, SK Investment Group acquired a 100%-occupied shallow-bay industrial property in Acworth, Georgia. Together, the acquisitions further advance the firm's strategy of investing in well-located office, industrial and healthcare properties with attractive long-term fundamentals throughout the Southeast.
