The Atlanta Office market continues to have a muted recovery. Net absorption has been positive 4 quarters in a row. In the first quarter, CBD had positive absorption over 132,489 SF, while the suburban markets lost 68,682 SF of tenants. Rental rates remained steady from Q4’22 to Q1’23. Under construction and deliveries were also down in the quarter. Both Amazon and UPS are bringing employees back to the office 3 days a week. Workers are coming back slowly, and this will help the office market recovery.
